Newberg: A great place to grow!

ABOUT NEWBERG

LOCATION

Newberg is located in Yamhill County in northwest Oregon. It is accessed by Highway 99W, which can be reached from I-5. 219 and the 240 are also smaller access routes. Newberg covers an area of about 5 square miles at an altitude of 176 feet. It is located 27.1 miles from Portland and 15.2 miles from Hillsboro. The nearest city is Dundee, at 3.6 miles away. For air transportation, the McMinnville Municipal Airport is your closest option, about 15 miles away. McNary Field is another local airport, 28 miles from Newberg in Salem. For international travel, the Portland International Airport is located 33 miles away. For transportation across the Willamette River into Marion County, take the Wheatland Ferry, located 8 miles south of Dayton. It costs only $1.35 per car.

HISTORY/POPULATION

Newberg is home to some 18,064 people. It holds the distinction of being the first Oregon community granted permission to hold formal Quaker services. The Quakers went on to found the Pacific Academy College. America's 31st President, Herbert Hoover, was in the first graduating class of Pacific Academy, and later in his life returned to Newberg to visit. Newberg also has a history as a winemaking city, and some of Oregon's oldest vineyards are located here. To this day, Newberg maintains the feel of a small town, with its pastoral setting and low-stress atmosphere.

ABOUT EDUCATION

There are five elementary schools, two middle schools, and a high school in the Newberg School District, some also offering before and after school care. The elementary and middle schools average around 600 students, with the exception of Ewing Young Elementary School, with 178 students. Newberg High School is attended by 1,566 students and has 23.4 students per teacher. Three private schools offering pre-kindergarten through twelfth grade provide private education in Newberg. The Newberg Public Library is available to all and offers access to 58,434 books, 2,591 audio materials, 2,352 video materials, and 227 serial subscription publications. For college alternatives, George Fox University is located in nearby Newberg. George Fox has 2,032 students enrolled full time and offers bachelor's degrees in over 30 majors, 14 master's degree programs, as well as doctoral degrees. It is a private, not-for-profit establishment and was given high marks by U. S. News and World Report in their August 25th edition as a "Best Value" college. Alternatively, Linfield College is located in nearby McMinnville and Portland State University and Portland Community College are located in Portland, a fouty minute drive from Newberg. The University of Portland also received high marks from U.S. News and World Report for overall excellence.

ABOUT HEALTHCARE

The Providence Newberg Hospital is located on Villa Road. Providence is a not-for-profit hospital that has been in existence for over 40 years and offers everything from nutritional counseling to cardiology to surgery. Providence proclaims it to be a Christian-oriented hospital, carrying the message of love and understanding into its business, and has also received honors as one of the best companies to work for in Oregon. Other nearby alternatives include Oregon State Hospital in Salem, which is 26 miles away, and S.W. Washington Medical Center in Vancouver, Washington, a 47-mile drive.

SPECIAL ATTRACTIONS

Newberg is known for its vineyards, some of the oldest in Oregon. Many of the vineyards offer wine tasting in a relaxing and beautiful atmosphere, as well as guided tours. Go and see how wine is produced and enjoy the beautiful location. Local vineyards include the whimsically named Autumn Wind Vineyards and Adelsheim Vineyards. Another Newberg attraction is the Hoover-Minthorn House. This was the first residence built in Newberg by Jesse Edwards in 1881. It was home to Herbert Hoover between 1885 and 1889 and still holds some of the original furniture he used as a boy. For theatrical entertainment, the Gallery Players of Oregon in McMinnville hosts eight to ten theatrical shows each year, and has been in business since 1967. Performances are usually on Fridays and Saturdays at 8 p.m. Another attraction is Vista Balloon Adventures, offering daily sightseeing hot-air balloon flights over Newberg and surrounding areas. For the golf enthusiast, Riverwood Golf Course is the oldest golf course in operation in Yamhill County. Year round (except Christmas day), it offers 9 holes with a par of 35. There are also four state parks nearby, with opportunities for hiking, camping, picnicking, and even hang gliding. These including Cape Kiwanda, Cape Lookout, Clyde Holliday, and Champoeg. Both the Oregon Coast and Mount Hood are just over an hour's drive from Newberg.

Real Estate Tips
First Time Buyers >Bargaining

You have done everything that your agent recommended to make your home look wonderful and you have cut your asking price to the bone. Even so, an offer comes in which is so low that you are offended! Is it possible to reconcile your differences and reach a meeting of the minds when presented with such an offer?

It may not take many concessions on your part to make the transaction work if the people who love your house also love to bargain. Even though it may seem that you are far apart in dollar amount or terms of sale, the real distance may not be all that great. Your real estate agent can help you determine if the buyers are ready, willing and able to carry through with the transaction. If they are qualified, the next step involves evaluating your differences. Look for areas where you have some flexibility to negotiate. You may have to go back and forth several times in order to make the transaction work. The trick is to be patient and to not take the process personally!
